The Commercial Office Tower at 78 Waterloo Road is an eight level commercial building of 14,672m2 that sits in the heart of the Macquarie Park precinct of North Ryde. The project Developer, Lipman set a target for the building of 5 Star NABERS Energy (previously ABGR) and 5 Star Green Star rating, minimising emission, energy and water consumption.
To help reach the target energy ratings for the building Colt supplied and installed a state-of-art green solution package. North facing motorised vertical Ellisse louvres which automatically track the sun to provide shading to minimise heat input into the building and therefore reduce the cooling load. Alternatively, the Ellisse vertical fins are automatically opened to increase natural daylighting and input free heat into the office space during the peak winter months.
Colt LS4 motorised glass louvres were installed in the Atrium facade to automatically react to an input from the BMS and allow for natural ventilation to provide the necessary cooling, thereby reducing the building’s energy consumption whilst maintaining comfort conditions to the occupants. In addition, the LS4 system serves as a smoke venting as part of the building’s fire strategy.
Furthermore Colt has the on-going service contract to service the building’s entire natural ventilation, louvre and smoke control system, ensuring that the system operates to it’s require efficiency and the equipment is maintained to AS1851 Smoke Control standards.
